How Do I Decide Between Selling Now and Waiting in Scottsdale?
Scottsdale homes sold at a $906,900 median, 77 days on market and 96.2% of asking price in August 2026. Here is how to decide whether to sell now or wait.
Scottsdale homes sold at a median of $906,900 over the three months ending August 2026, took a median of 77 days on market, closed at 96.2% of asking price, and 30.3% of listings had a price drop. Those four numbers tell you what the market is paying and how long it is taking, and they are the only market inputs a timing decision actually needs. Everything else in the decision is personal: when you have to be out, what the house needs, and what it costs you to hold it another year.
Timing a sale means choosing the month you go on the market. It is a decision with two halves. One half is your own calendar, which includes a job move, a downsizing plan, or an estate that has to be settled. The other half is the condition of your property and the cost of keeping it. The market numbers are context for both halves, not a substitute for either.
Your own deadline sets the date before the market does
A job relocation, a downsize, or an estate settlement creates a date that does not move when market conditions change. If you have to be in another state by a certain month, that month is the constraint and the market figures become planning information rather than a decision input.
Two published timelines help you work backward from that date. Scottsdale homes took a median of 77 days on market over the three months ending August 2026, which is the median time from listing to going under contract. After an offer is accepted, home sales typically require an additional 30 to 45 day closing period before they are officially sold. Zillow's Consumer Housing Trends Report 2024 found the typical seller thinks about selling for three to four months before listing, plus additional time to consider home repairs and prepare for listing.
Put those together against your own deadline before you decide anything about the market. If the date you must be out is fixed, the question is no longer whether to sell now or wait. The question is whether your preparation is far enough along to list on the schedule the deadline requires.
Condition becomes a pricing problem in a market with price drops at 30.3%
Deferred maintenance does not stay neutral while you wait. In Scottsdale, 30.3% of listings had a price drop in August 2026, and homes closed at 96.2% of asking price.
Air conditioning is the system that matters most here. A central air conditioner in the Phoenix metro typically gives 10 or more years of service, and Valley systems that are oversized, neglected or both often fail somewhere between 8 and 12 years. First failures in the Valley are electrical and small, starting with the run capacitor, the contactor and the condenser fan motor, and the compressor fails last. ENERGY STAR advises homeowners to start considering replacement once a heat pump or air conditioner passes a given age threshold. No authority publishes an Arizona-specific lifespan figure, so runtime and maintenance history matter more than any single number.
One tax point is settled and worth knowing before you plan a replacement. The federal 25C credit is unavailable for property placed in service after December 31, 2025.
If your system is in that late window and you are weighing a sale against another year of ownership, the practical question is whether you want to replace it on your schedule or negotiate it on a buyer's schedule. Our Smooth Move Program exists for exactly this: a pre-listing inspection that surfaces issues early, so you are not discovering them during escrow.
Refinancing, renting, or a delayed move each change the math
Refinancing is priced off today's rates. Freddie Mac's Primary Mortgage Market Survey released October 15, 2026 showed the 30-year fixed-rate mortgage averaged 7.40%. That survey covers conventional, conforming, fully amortizing home purchase loans for borrowers with excellent credit, and Freddie Mac surveys lenders each week from Monday to Wednesday and releases results each Thursday at 10 a.m. EST. If your current rate is below 7.40%, a refinance is a different calculation than a sale, and it is worth comparing both against the carrying cost total you just calculated.
Renting the property instead of selling makes you a landlord under Arizona's Residential Landlord and Tenant Act. The rules are specific. A landlord cannot collect more than one and one-half month's rent as a security deposit under ARS section 33-1321. The deposit must be returned within 14 days, excluding Saturdays, Sundays and legal holidays, after termination of the tenancy, with an itemized list of deductions. A landlord must give at least two days' written notice before entering a unit for routine purposes and may enter without notice only for emergencies. Raising rent on a month-to-month tenant requires a 30-day written notice prior to the periodic rental due date, and a 10-day written notice for a week-to-week tenant, under ARS section 33-1375.
Renting also changes what happens if you decide to sell later. If the property is sold to a purchaser who will occupy it, tenants with leases can be terminated on 90 days' notice, and month-to-month or at-will tenancies also require 90 days' notice.
Scottsdale adds its own layer if the rental is short term. Residential rentals in Scottsdale for less than 30 days are subject to an additional 5.0% transient tax. Scottsdale voters approved Proposition 490 in the November 2024 general election, and effective July 1, 2025 the city transaction privilege tax rate is 1.70% and the use tax rate is 1.50%. Scottsdale privilege tax is due on the 20th day of the month following the month in which the revenue was recognized. Senate Bill 1131, signed August 1, 2023, made long-term residential rental non-taxable under business class 045 beginning January 1, 2025.
A delayed move is the third path.

Inventory and buyer demand in North Scottsdale as of June 2026
If you own in the North Scottsdale corridor, two supply measures give you a read on the competition your listing would face. North Scottsdale single-family homes sat at 3.81 months of supply in June 2026, meaning it would take about that long to sell every home currently listed at the current pace. Six months is generally considered balanced, and North Scottsdale is below that line, which is a seller's market.
Sold homes traded at $485 per square foot, which is the sale price divided by the home's finished square footage. Months of supply was down 27.6% over 12 months.
Nearby single-family corridors in June 2026 read differently. McCormick Ranch was at 3.47 months of supply with a $1,570,000 median sold price, 66 active listings, 30 days on market, and 96.3% of asking price. Scottsdale Ranch was at 3.23 months of supply with a $1,035,000 median sold price, 42 active listings, 39 days on market, and 96.71% of asking price. Paradise Valley was at 6.61 months of supply with a $3,580,000 median sold price, 205 active listings, 54 days on market, and 94.57% of asking price, which puts Paradise Valley alone in buyer's market territory while the Scottsdale corridors above are seller's markets.
Where relocation demand into Scottsdale is coming from
4% of homebuyers searching for Scottsdale came from outside metro areas in January to March 2026, and 79% of local searchers looked to remain within the metropolitan area while 21% searched to leave it in the same period. The five largest source metros shown were Seattle, Los Angeles, Chicago, San Francisco and Portland. This measure is a sample of home-search behavior and does not reflect actual moves.
That distinction matters when you are deciding on timing. Search behavior tells you where attention is coming from. It does not count buyers, and it is not a forecast.
The Bottom Line
Decide on your deadline first, your property's condition second, and the market numbers third. Scottsdale closed at 96.2% of asking price with 77 days on market and a 30.3% price-drop share in August 2026, which means pricing accuracy carries more weight in your outcome than the month you choose to list. If your deadline is flexible and your systems are sound, the twelve-month carrying cost total is the honest number to hold against any reason for waiting. If your deadline is fixed, start the preparation clock now and work backward from it.
Bring me your deadline, your carrying costs and your property's condition, and we will build the timing plan around those three things together.

FAQ
How long does it take to sell a house in Scottsdale right now?
Scottsdale homes took a median of 77 days on market over the three months ending August 2026, which is the median time from listing to going under contract. After an offer is accepted, home sales typically require an additional 30 to 45 day closing period before they are officially sold. Neighborhood market time varies: North Scottsdale was at 77 days, Old Town Scottsdale 76 days, and South Scottsdale 61 days for the three months ending August 2026.
Should I replace my air conditioner before listing my Scottsdale home?
It depends on the system's age and service history. A central air conditioner in the Phoenix metro typically gives 10 or more years of service, and Valley systems that are oversized, neglected or both often fail somewhere between 8 and 12 years. No authority publishes an Arizona-specific lifespan figure, so runtime and maintenance history matter more than any single number. The federal 25C credit is unavailable for property placed in service after December 31, 2025, so no federal credit applies to a replacement now.
What does it cost me to wait a year to sell?
Total your mortgage interest, property taxes, insurance, HOA dues and utilities for twelve months. That is a number you can calculate exactly today, unlike any estimate of future value. In Maricopa County the first half of property taxes is due October 1 and becomes delinquent after November 1, and the second half is due March 1 and becomes delinquent after May 1, under Arizona Revised Statutes section 42-18052.
Is it better to rent out my Scottsdale home instead of selling?
Renting makes you a landlord under Arizona's Residential Landlord and Tenant Act, which caps the security deposit at one and one-half month's rent under ARS section 33-1321 and requires the deposit returned within 14 days, excluding weekends and legal holidays, with an itemized list of deductions. Raising rent on a month-to-month tenant requires 30 days' written notice under ARS section 33-1375. If you later sell to a buyer who will occupy the home, tenants with leases can be terminated on 90 days' notice.
