Verrado vs Estrella: How These West Valley Communities Compare

Verrado vs Estrella compared on layout, home formats, golf and trails, HOA structure and freeway access, with Verrado market figures as of June 2026.

Verrado is built around a walkable Main Street and direct mountain trail access, while Estrella is organized into villages with two private lakes, a Nicklaus Design golf course, and three separate Residents' Clubs.

I sell in Verrado, Buckeye, Goodyear, Litchfield Park and Waddell, so buyers ask me this comparison constantly. The two communities are close together on a map and very different in how they are laid out.

What Verrado and Estrella actually are

Verrado is a master-planned community inside the city of Buckeye, Arizona, not an incorporated city of its own. It sits in the foothills of the White Tank Mountains, 25 miles from downtown Phoenix, and it is the largest suburban community in metropolitan Phoenix built using New Urbanism concepts. Its core is an "old-town America" inspired Main Street with shopping, restaurants, residential services and multi-family homes.

Estrella is a mixed-use master-planned community in Goodyear, Arizona, located about 17 miles west of Phoenix. It is organized into villages. Mountain Ranch is the first village and is home to Estrella's North and South lakes. CantaMia is Estrella's active adult community for ages 55+. More villages, neighborhoods and builders are anticipated over time, including growth east of Estrella Parkway.

Layout: one Main Street versus village centers

Verrado's Main Street is a business-friendly district built around the Village Green, Verrado's town square. It is a walkable downtown of restaurants, shops, offices, services and urban-style walkups, and residents use it for day-to-day shopping as well as concerts and festivals. The community center on Main Street houses a fitness center and swimming pools.

Estrella does not concentrate its civic life in a single downtown. It runs three Residents' Clubs: Presidio, Starpointe, and the CantaMia Village Center. The Presidio Residents' Club includes a great room, demo kitchen, sports lounge, fitness facility, heated pool and splash pad. The Starpointe Residents' Club has a fitness facility, aerobics room, heated lap pool, swimming pool, water slides and a water park. Retail sits in Mountain Ranch Marketplace, anchored by Safeway and including Walgreens and Chase Bank, with a Banner Health Center, the first building in the Mountain Ranch Medical Commons, open next door.

If your picture of daily life involves walking to coffee and a restaurant from your front door, that is the Verrado model. If it involves driving to a club with a waterpark and a lake, that is the Estrella model.

Home products and neighborhood formats

Verrado is a multigenerational, all-ages master plan whose neighborhoods carry distinct labels. Verrado's visitor information distinguishes Heritage, Village, Highlands, Regent Hills, and Victory, and labels Victory as a 55+ community. Verrado homes outside the age-restricted district are not age-restricted. The Highlands is a gated mountainside neighborhood at the base of the White Tank Mountains with direct trail access. The Victory District is a 55-plus neighborhood within Verrado whose residents can use the greater Verrado community plus exclusive Victory amenities.

Estrella's format split is village-based. Mountain Ranch is the first village. CantaMia is the active adult community for ages 55+. Estrella offers new homes from seven builders, with 18 model homes to tour and 36 distinct floor plans, and its visit page cites 51 plans plus spec homes available for quick move-in.

Verrado's resale and new-construction picture is reported at the submarket level. Five available Heritage at Verrado new homes were listed from $400K. In Verrado Highlands as of August 2026, there were 12 active listings, a $814,000 median listing price, a $810,500 median sold price, 67 days on market, and homes selling at 99% of asking price. In Verrado Main Street as of 2026, there were 38 active homes and 68 days on market, and homes sold at 98.9% of asking price for the three months ending March 2026. For the broader Victory neighborhood, the market was balanced in August 2026 with 94 active listings, 76 days on market, and homes selling at 98% of asking price.

Golf, trails and recreation

Verrado has more than 26 miles of paths and trails running throughout the community and alongside its washes and mountain foothills, and trails from Verrado reach the White Tank Mountain Regional Park and Skyline Regional Park. DMB took the lead in creating the White Tank Mountain Conservancy to preserve Verrado's paths and trails.

Estrella's golf is the Golf Club of Estrella, a par-72, 18-hole championship course designed by Nicklaus Design and managed by Troon Golf, with the Players Grill and a golf professional shop. It is a daily-fee course. Estrella has more than 65 miles of trails for hikers, bikers and runners, and more than 50 community parks.

The water amenities are the clearest split. Estrella has two private lakes, North Lake and South Lake, both stocked for catch-and-release fishing. Sailboats, kayaks, canoes and paddleboats are complimentary from the Yacht Club at North Lake on Fridays, Saturdays and Sundays from 8:00 a.m. to 4:00 p.m., and complimentary boat use is included in resident HOA fees. Verrado has no comparable lake feature; its water recreation is the Heritage Swim Park, which has pools with beach entry and a splash area plus pavilions and ramadas, and the pools at the Main Street community center.

If sailing a boat on a Saturday morning matters to you, Estrella is the one community of the two that offers it. If mountain trail access from your street matters more, Verrado's Highlands sits at the base of the White Tanks with direct trail access.

HOA structure and what to verify before you write an offer

Verrado's governance involves three entities: Verrado Community Association, Inc., the Verrado Assembly, and Victory District Association, Inc. The VCA board and Assembly trustees annually prepare budgets and set assessment levels under Chapter 12 of the Community Charter and Chapter 2 of the Covenant. The current Verrado Assessment and Fee Schedule covering the Victory District Association, the Verrado Assembly and the Verrado Community Association was adopted November 3, 2025 and is effective January 1, 2026, and it includes two months of prepaid monthly assessment collected at closing. Estrella has Covenants, Conditions and Restrictions, and the new home sales representative provides a copy for review before closing, as of June 2026.

Verrado carries a second line item that Estrella buyers will not see. The City of Buckeye explains that a Community Facilities District is a special taxing district that finances the installation, operation and maintenance of public improvements such as roads, water and wastewater facilities and drainage, authorized by the Arizona Community Facilities District Act, effective in 1988 under Title 48 of the Arizona Revised Statutes. CFDs are separate political subdivisions that levy taxes and issue bonds independently of the city, and property owners in the designated areas are assessed for district taxes. The Verrado District 1 CFD was established June 19, 2001 as a component unit of the city of Buckeye, with the Buckeye City Council serving as its Board of Directors, and it appears on the Maricopa County property tax statement as "VERRADO DIST 1 CFD". Debt service is repaid through an ad valorem levy based on assessed valuation, with the Maricopa County Assessor setting assessed value and the Maricopa County Treasurer collecting the tax. A second district, the Verrado Western Overlay CFD, appears on Maricopa County tax statements as "VERRADO WESTERN OVERLAY CFD" and was also established June 19, 2001. Buyers of a new Verrado home sign a CFD disclosure with an estimate of ad valorem taxes before closing, and on resales the CFD information is provided in title and sales documentation during escrow.

Four things to confirm in writing before your inspection period ends:

  • Which association or associations govern the specific address, since a Victory home falls under the Victory District Association as well as the Verrado Community Association.
  • The current assessment amount for that address from the schedule effective January 1, 2026, plus the two months of prepaid monthly assessment collected at closing.
  • Whether the Verrado address falls in the Verrado District 1 CFD, the Verrado Western Overlay CFD, or both, and what the ad valorem levy adds to the Maricopa County tax statement.
  • For Estrella, the CC&Rs copy from the new home sales representative, and what the HOA fee covers, which includes complimentary boat use.

On water, Verrado's supply is managed by EPCOR and consists of a combination of renewable Central Arizona Project surface water and other sources, with a water reclamation facility on the southeast corner of the property serving irrigation and golf course needs. Verrado's master disclosure notes that the CAGRD replenishes groundwater served to its members, is managed by the Central Arizona Water Conservation District, which operates the Central Arizona Project, and collects assessments set each year by the CAWCD.

Commute and freeway access

Estrella is about 17 miles west of Phoenix. Estrella Parkway meets I-10 at Exit 126, a diamond interchange adjacent to the Goodyear Centerpointe shopping center. Loop 303, the Bob Stump Memorial Parkway, runs north from Goodyear to Interstate 17 in north Phoenix; it is maintained by ADOT, is 35.25 miles long, and its four-level interchange with I-10 at Exit 124 was completed in October 2017.

Both are I-10 commutes.

Verrado is approximately five miles west of Luke Air Force Base and is not within the base's established high-noise or accident-potential zone, though its homes fall within the 280-square-mile territory in the vicinity of a military airport.

What the Verrado market looks like right now

Homes sold at 98.5% of asking price, the share of the asking price a seller actually collects, and the median time from listing to going under contract was 47 days. Months of supply was down 14.7% compared with a year earlier. The typical home value in the Verrado neighborhood was $572,450 as of July 2026, up 0.4% from the prior month and down 0.9% over twelve months.

There were 193 single family homes for sale in Verrado in June 2026 at a $590K median asking price and $264 per square foot, which is the price divided by the home's finished square footage. Fifty-one homes sold that month.

Regional context sits above both. Maricopa County grew by an estimated 35,411 residents, or 0.76%, from July 1, 2024 to July 1, 2025, as of the Vintage 2025 county estimates. As of Q1 2026, there were 4,522 net inbound potential migrants for the Phoenix Combined Statistical Area with Seattle as the top origin; a potential migrant is a user searching outside their current metro who viewed at least 20 for-sale or for-rent homes in a destination metro during one month, which is search behavior rather than observed moves.

The Verdict

Choose Estrella if the lakes and the Yacht Club matter, if a daily-fee Nicklaus Design course suits you, and if three Residents' Clubs spread across villages fit your routine better than a single downtown. The structural difference a buyer has to price out is the Verrado Community Facilities District levy, which shows on the Maricopa County tax statement as VERRADO DIST 1 CFD or VERRADO WESTERN OVERLAY CFD, on top of association assessments set under the schedule effective January 1, 2026.

In a market at 98.5% of asking price, plan on negotiating a modest concession rather than bidding a home up, and price your own home to the current comparable sales rather than to last year's.
