I am a Real Estate Agent with Keller Williams Arizona Realty and the Kristan Cole Network, based in North Phoenix and working across Desert Ridge, Tatum Ranch and Paradise Valley.

Two kinds of clients find their way to me. Families moving to Arizona from somewhere else, usually for work, and buyers looking at new construction.

Relocating is hard to do well from a distance. You are picking a neighborhood from photographs, guessing at a commute you have never driven, and trusting a school rating you cannot verify. I walk people through what a place is actually like before they commit to it, and I show them where to check things themselves rather than taking my word for it.

New construction is where my background matters most. Arizona requires buyers of new subdivision homes to receive a Public Report before they sign, covering drainage, adjacent land use, utilities, assessments and HOA terms. Most buyers never read it. I go through it with them and tell them what still needs checking at the address level. I can do that because I spent six years as co-owner and VP of Operations at a construction company in Tempe, handling job costing, purchasing, vendors and compliance. I walk through a house and see how it was put together.

I came into real estate from the operations side. In July 2023 I joined Pinetop Properties Group in the White Mountains as Director of Operations and Client Concierge, running contracts, transaction detail and follow-up for a busy team while I completed my licensing. I earned my Arizona license in 2024, moved into listing and buying work, and closed 26 transactions. In January 2026 I moved back to the valley and joined the Kristan Cole Network.

Most agents learn the sale first and the paperwork later. I learned it the other way around.

For sellers, the construction background cuts the same way. I can tell you what is worth fixing before you list and what to leave alone.
